Condominium Administration Services provided include:
- All the atributions given by law to the administrator.
- Archive and conservation of all the documents referring to the building and condominium entity, accessible to any owner provided that it is requested.
- Celebration of contracts with condominium hired people and verification that such contracts are respected.
- Conduct the condominium assembly.
- Verify the existence of the obligatory condominium insurance; and if it does not exist, hire it.
- Represent the condominium before administrative and judicial entities.
- Open the condominium account and savings account for reserve fund.
- Prepare and publish the annual budget.
- Payment of the condominium expenses, collect the quotations and issue the respective receipts.

"The apartments at Bayside Resort have presented a management problem since handover. The developer had always refused to make his contriubtion to the overall management charges and is now hugely in arrears. In addition, because he failed to make final payments to the builder, the build guarantee is not being honoured and there are many maintenace issues.
Filipa was very brave in accepting the role of Condo Manager under these circumstances. In spite of very little funding, she has made enormous improvements over the past year and is gradually bringing the building and the finances under control. Our problems are not yet over but we feel that we now have an efficient team in position, and would like to thank the team at Port Scot for their enthusiasm and ongoing efforts in making Bayside a wonderful place to own and to visit.
